Documents to request from a balcony inspector
Ask for the actual signed or stamped inspection report, not just an invoice or an owner-written summary. Use the relevant list below to prepare your request; your inspector should confirm the full statutory scope.
SB 326 · condominium report
- The signed or stamped report identifying the inspected load-bearing components and associated waterproofing systems.
- Current condition, any immediate safety threat, expected remaining useful life, and recommended repairs or replacement.
- The locations selected for the random visual inspection and the inspector’s certification of the statistical sample.
- The first-page summary: inspection date; project unit count; units with exterior elevated elements; total and inspected element counts; threatening-element and affected-unit counts.
- The copy presented to the board for incorporation into the reserve study. If an immediate threat was identified, ask for evidence of the required local-agency transmittal.
SB 721 · apartment-building report
- The signed or stamped written report, which the inspector must provide to the owner or designated agent within 45 days after completing the inspection.
- Photographs, test results, and a narrative sufficient to establish a baseline of the components’ condition.
- Current condition, expected future performance and useful life, and recommendations for further inspection or repair.
- Any findings requiring immediate repairs, access restrictions, or emergency shoring, plus evidence of the required local-agency report where triggered.
- Prior reports incorporated into later inspections and any final report confirming required repairs are complete. Ask the city whether it requires copies of initial or final reports.
Still hiring an inspector? Request a written proposal stating qualifications, scope, sampling method, deliverables, timing, and price. These are useful proposal questions; they are not a substitute for the statutory inspection report. The $29 kit includes an editable bid-request letter.
